Our two storey villa is very much a home from home inside with all the amenities and features you would expect from a upmarket property. It is very spacious and has air conditioning and heating throughout, making it an ideal residence for both short and long term vacations. 

Our management team do a great job in keeping the property clean and tidy, both inside and out. They have our comforters and soft furnishings cleaned as well as the mattresses sanitized on a regular basis so you can be sure everything feels fresh and clean.

Should you need our management team during your stay, they are available by telephone or you can pop along to their offices which can be found just 10 minutes drive away. Outside of normal office hours you will be given an emergency number to call.

The management company are able to provide a range of services including meet and greet at Orlando airport, Mid Stay Cleaning and Welcome Packs. Details and prices of these can be provided on application.

The villa has its own luxurious 30 x 14 foot private pool and spa, which is surrounded by a large extended patio and includes a covered Lanai with ceiling fan should you prefer to sit in the shade. 

The pool deck is west facing. It captures the sunshine all day long but the best time for sunbathing is in the afternoon when the whole decking area will be drenched in sunshine. 

It is very private as there are no other villas backing directly onto our own. Instead you will have a picturesque view of a small lake surrounded by conservation land to enjoy. If you are lucky you may even see the families of geese and cranes which regularly visit the area.

All the furnishings on the pool deck have been upgraded, being of a higher standard than normal. Furnishings include eight chairs, a large table and four sun loungers, allowing you to lie back, relax and soak up the Florida sunshine while enjoying an alfresco lunch and drinks in the evening as the sun sets.

The pool and spa have underwater night lighting, which really adds to the character of the area especially at night, and allows you to go for a late night swim. The luxurious raised Spa is a great way to relax and is able to accommodate up to four people at once, not a bad way to discuss tomorrow's adventures! If you find the Pool or Spa is a little cool for your liking, it can be fully heated  at an additional charge (recommended from October to April).

The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in.

Other features of the pool deck include a pool safety fence for peace of mind should young children be staying at the villa. The fence takes only minutes to put in place. For your safety and comfort unbreakable glasses and tableware are provided for use around the pool deck area.

The villa has a large open plan seating area downstairs called the Living room, which joins onto the kitchen and the dining area. It is located at the rear of the property and has many windows and a set of patio doors which flood the area with natural light and give some great views out over the pool deck and the lake and conservation land beyond. The patio doors give direct access to the covered lanai area out on the pool deck.

The room is home to two luxurious sofas, lots of table space and an entertainment centre which includes a large flat screen television with cable TV, and a DVD system with a selection of family films, Ideal for those nights in after a busy day at the parks!

If you need a bit of quiet time, send the children to the games room or the pool area, and come relax in the Living room with a good book.

To add to your enjoyment we have converted our two car garage into a fun Games Room. It features a  pool table, table football and an electronic dartboard. 

The games room also features a Internet Hub. This allows you to wirelessly connect your laptop to a high speed Internet connection at no additional cost. Please note that our home does not have its own PC or laptop so you would have to bring your own.

Additionally, the clubhouse at Watersong features a arcade room, a cyber cafe with FREE internet access, and a fully equipped gym complete with running machines, cross trainers, exercise bike and multi-gym. Outside the clubhouse is a fantastic heated pool, basketball and sand volleyball court, children's play area and a putting green. All these amenities are available for you to use at no extra cost.

Even though we have converted the garage, the villa still has a wide driveway which can comfortably accommodate two large vehicles side by side.

Kitchen - The large modern fully fitted kitchen comes complete with every modern convenience, including a heavy duty cooker, microwave, American style fridge/freezer/ice machine, double sink / waste disposal unit, dishwasher, toaster, kettle and coffee machine. There is also a good selection of cutlery and crockery (including plastic dishes and glasses for when dining by the pool area). The only thing you need to provide is the food!

There is seating for four at the breakfast counter and a telephone from which all local, national and most international calls are FREE (excludes premium rate numbers. Please contact us if you intend to call any other country other than the UK or Canada and we will be able to confirm if this is covered under our package).

Laundry Area - Should you wish to do any laundry, we have a high capacity washing machine, tumble drier, iron and ironing board located at the back of the games room, which has internal access via a door opposite the kitchen.

The villa contains four large bedrooms allowing up to 8 adults to sleep comfortably. Two of the bedrooms are Master suites and two are Twin rooms. There is also a pack'n'play cot and highchair available for your use at no extra cost (please note that bedding is not provided for the cot).

Each of the bedrooms has its own television with cable, DVD player, radio alarm clock and a hairdryer. All the bedding is provided and the beds are made with clean linen before you arrive. Extra bedding is provided should you need it. The villa has air-conditioning throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep. The villa also has the added benefit of ceiling fans in major rooms.

• Master Suite 1 - The first Master Suite is located at the front of the villa upstairs. It has a fantastic King sized bed and a luxurious en-suite bathroom complete with a huge walk-in Shower, his n hers basins, a large vanity mirror, and a separate WC. Storage space is no problem with a large walk-in closet. 

• Master Suite 2 - The second master bedroom is also located at the front of the property but downstairs, on the opposite side of the villa to the first master. It has a Queen sized bed and a good sized en-suite bathroom complete with a bath / shower unit. Ample storage space is provided by a large built-in closet and drawers.

• Bedrooms 3 & 4 each contain two single beds making them ideal rooms for any children in your party.  Both rooms are upstairs, and each has a built-in closet and drawers which provides plenty of storage space. Unlike the majority of other villas where the twin rooms share a bathroom, in our villa each room has its own en-suite bathroom complete with a bath/shower unit. Bedroom 4 also has a playstation2 with a small selection of games.

The dining area is joined onto the Living room and kitchen area. It has a good sized modern glass topped table and six chairs, and is ideal for those special dining occasions as well as the more casual ones. 

The dining area enjoys all the benefits of the Living room with the numerous windows and patio doors flooding the area with natural light and giving you great views out over the pool area and the lake and conservation land beyond.
